Project Manager- Construction
We are searching for a Construction Project Manager for our client a full-service general contractor headquartered in Charleston, South Carolina. Our client offers expertise in all phases of site, infrastructure, and roadway construction throughout South Carolina and coastal Georgia.
Basic Functions of Project manager position:
Manage to a profitable completion those construction projects assigned without sacrificing our client’s commitment to quality and profits.
Increasing the number of projects successfully managed within any given time
Successfully protecting our clients contractual rights
Satisfy clients
This position reports directly to the President of the company.
Responsibilities:
Adhere to our clients employee/Project Manager’s manual.
Ensure client relations are maintained while maintaining our client’s contractual rights.
Schedule and complete special projects assigned by rge Executive Vice president.
Understand the business to know what tasks to delegate and when to delegate. (This position is ultimately responsible for delegating tasks that fail to get completed in the allotted time.)
Maintain and update daily schedule in order to most efficiently juggle key on-going project requirements and internal administrative functions.
Address and interact with other employees in a professional, courteous, and civil manner.
Provide direction and coordination with the General Superintendent and Project Superintendent as required.
Principal Duties:
One the project has been awarded, the project manager shall attend a turnover meeting with the project estimator to review the bid estimate. The PM shall agree with the estimate, or present in writing to the President the specific areas the he disagrees with. He should be prepared to provide his estimate for those items. He will have thirty days to make his review.
The PM shall prepare a schedule for the construction of the project.
The PM shall ensure that all permits have been obtained before beginning the portion of the work.
The PM will be responsible for the “buy out” of the project. This means negotiating scope and price with all subcontractors and suppliers.
PM shall write subcontracts for subcontractors to be used on the project; signed by the subcontractor and then by the President.
All major or bulk project purchases must utilize a purchase order.
The PM shall meet with the General Superintendent prior to commencement to review the job from a construction standpoint. He shall provide copies of the estimate as well as a list of subcontractors/vendors to both the job superintendent and the general superintendent.
PM shall check topography of the site prior to beginning clearing operations. Advise Owner/Engineer or our client in writing prior to start of construction of any discrepancies that will adversely affect costs.
PM shall request P.U.P.S. underground marking prior to excavation on any project. Update every (10) days if necessary.
Responsible for installing job site signs at the start of construction.
PM shall ensure that all submittals are reviewed, stamped and submitted to the Owner/Engineer or General Contractor for his approval in a timely fashion.
PM should write timely letters to the Owner/Engineer or GC with items needing attention.
Responsible for inputting project budget into timberline within fifteen (15) days of contract signing.
PM shall manage and monitor our clients direct labor and equipment costs.
Shall issue RFI’s to the Owner/Engineer or GC to determine answers to questions or resolve omissions in the drawings.
PM shall initiate change order requests to the Owner/Engineer or GC as required.
PM shall review superintendent daily logs for completeness and accuracy. He shall make weekly job site visits, and job photos if necessary.
PM shall ensure all field inspections are scheduled by the GS.
PM shall hold weekly, or bi-weekly job meetings with the subcontractors to discuss the job progress, schedule the problem resolution.
PM shall prepare monthly payment applications to the Owner.
The PM shall ensure that all subcontractors are provided with our clients prepared punch list at least ten (10) days prior to requesting substantial completion from the Owner.
Shall submit a closeout report on all of this projects to the President.

Boot Allowance = $100.00 every nine months
